Industrial pipe lining and replacement in Orange

Orange County's industrial base is mostly mid-size: machine shops, food and beverage producers, electronics assembly, cold storage and distribution, spread through business parks around Orange. Their drain systems share one feature, they cannot stop for long. This page covers how those systems are renewed without stopping them.

Where plant drains fail

Walk a food plant or a metal shop around Orange and the drainage trouble is usually in the same three places. The trench drains and floor sinks in the wet areas discharge into buried branch lines that have taken hot, caustic or acidic flow since the building opened. Those branches feed a trunk, often cast iron or clay from the 1970s, that runs under the slab to a cleanout outside and on to the main. And under the yard a storm line carries the runoff from the roof and the truck court, dry for most of the year and overloaded for a week in winter. Each of these is buried under something that cannot be cut without stopping work: a process floor, a loaded yard, a dock.

Surveying during production

The survey is the only part of the job that does not need downtime. Each line is jetted to bare wall, removing product residue, grease, scale and sediment, and recorded by camera between access points. Defects are logged by distance from a fixed reference, usually a cleanout or a trench drain outlet, and by depth from the locator. Larger trunks are checked for deformation, which changes the liner design. The footage and a written report reach the facility manager with a proposed sequence and a list of the windows needed, and nothing is scheduled until the plant has approved both. industrial lining work in Orange by TSR Trenchless, Inc. explains how industrial surveys are arranged for parcels around Orange.

Matching the liner to the discharge

A liner for a house carries sanitary flow at room temperature. A liner under a dairy, a brewery or a plating shop may carry flow at high temperature, with cleaning chemicals or process by-products in it, several times a shift. The resin is chosen for that service, and the specification states the temperature and chemistry the cured liner is rated for. Where the discharge permit sets limits, the lining plan is checked against it so no sampling point is lost and the post-repair recording can go into the compliance file.

Lining inside the window

The liner enters through a manhole, a cleanout or a small access, is inflated against the old wall and hardened with circulating hot water, steam or UV light. Branch connections, including the outlets from trench drains and floor sinks, are reopened from inside with a cutter guided by the camera. A long trunk is sectioned so each cure fits the hours the plant can give up, and the wet-area branches are done in a sanitation shutdown the plant already schedules. the survey-to-cure procedure sets out those steps in order.

Replacing the collapsed line

A trunk that has caved in, a storm line crushed under a loaded yard or a branch too small for a new process is replaced by pipe bursting. A head pulled between two pits fractures the old pipe and pulls fused polyethylene along behind, matching the old diameter or exceeding it. The pits go where the paving is cheapest to restore, usually outside the building, and the yard between them is untouched. When the collapse lies directly beneath a process slab and the run is short, the survey may recommend one targeted cut at that spot instead of a pull, and the proposal should say why.

Storm lines and the compliance file

Storm drains are handled in the dry season so the line is sound before the rains. Outfalls and catch-basin connections are checked against the stormwater rules that apply to the parcel before the plan is written. Every line that is lined or replaced ends with a post-repair recording, and that recording, with the liner specification, the cure log, the warranty and the permit record, goes into the plant's maintenance system and its environmental file.

Standards behind the work

The documentation a facility should expect, from the pre-repair survey to the final video, is the documentation the verified-installer program requires. It is described at the installer's verified CIPP listing.

Questions about industrial work in Orange

Which lines on a plant site are usually the problem?+

The floor drains and trench drains under wet process areas, which see the hottest and most aggressive flow, and the buried trunk that gathers them. Storm lines under loaded yards come next. Office sanitary lines on the same parcel are rarely the issue.

Can a trench drain system be lined?+

The buried pipe leaving a trench drain can be, through the drain's own outlet or a cleanout downstream. The trench channel itself is a slab element and is repaired with coatings rather than a liner; the survey separates the two.

Do we have to empty the building for the cure?+

No. Only the drains being lined are out of use, and only for the cure window. Production that does not discharge to those lines continues. For a wet process area the lining is placed in a planned sanitation downtime.

What if the line has already collapsed under the slab?+

Then it is replaced rather than lined. Bursting runs new polyethylene along the old path from a pit outside the building where possible; if the collapse is beneath the slab and the run is short, a targeted cut at that point is sometimes the honest answer, and the survey will say so.

Who do we call to set up a survey?+

Phone (949) 267-3595, or use the form and include the site address and the kind of discharge the lines carry. The survey is done during normal operation, the footage and findings reach the facility manager, and a plan follows. Estimates are free; call now.
